Sell land in Portugal: request an offer

Present your land to Venda Rápida wherever it is in Portugal. We review urban, rural and mixed property enquiries, considering location, use, access and available information. A purchase offer depends on the features and checks relevant to each parcel.

Direct land purchase enquiries throughout Portugal

You can contact us about land on the mainland, in Madeira or in the Azores. Give the municipality, parish and a location that identifies the parcel. A place name without further detail may not distinguish it from neighbouring plots. If you are seeking a quick sale, start by organising the information you already hold and explain your preferred timing. Viewings and subsequent steps are discussed according to the location and circumstances of the actual property, rather than a fixed nationwide timetable.

Urban, rural or mixed property: describe the documents

The name used in conversation does not always tell a buyer everything they need to know. Explain how the land is described in the documents you hold and how it is currently used. It might be cultivated land, an unused parcel or a property containing structures. These situations should not be presented as equivalent. This information starts the review, but a label on its own should not be treated as confirmation that building work or a change of use will be possible.

Area, boundaries and parcel identification

Tell us where the stated area comes from: a document, a survey or an estimate. If measurements differ, mention the discrepancy rather than choosing only the larger number. Explain whether boundaries are visible, whether there is fencing and whether you have a plan or survey. For several parcels, identify each separately and say whether you want to sell them together. Photographs of boundaries and entrances help prepare a viewing, but do not replace checks on the identification and extent of the land.

Access, water, electricity and physical features

Describe how to reach the land, the type of road or track and the entrance. If access involves crossing another property, mention that so it can be clarified. Explain what you know about water, electricity and drainage, distinguishing existing connections from networks nearby. Include visible features such as slopes, vegetation, walls and structures. You do not need to commission work simply to start the conversation; provide current information and identify the points that you do not yet know or have not verified.

Building plots: clarify the project stage

If you describe the property as a building plot or development land, explain the basis for that description. A drawing, a study and a documented decision are not the same thing. Tell us whether a project exists, its stage and the documents you hold. The intended use and any constraints need to be checked for the location with the relevant authorities. We do not automatically estimate a buildable area or value the land on the assumption of a future development that has not been confirmed.

Agricultural, woodland or currently unused land

For rural land, describe the present use, crops or trees and who uses the parcel. If there are agreements allowing others to use it, mention their existence so they can be reviewed. Explain whether equipment, ancillary structures or materials are included. An overall photograph and images of the access often provide more useful context than a vague description. A possible purchase is discussed in relation to the land as it stands, without promising agricultural income or a change in permitted use.

Inherited land and several owners

If you inherited the land or it belongs to several people, explain who is coordinating the enquiry and whether there is agreement in principle about selling. Mention outstanding questions about identification, boundaries, ownership or known charges. Do not send personal documents in the first message. The required documents can be identified during the review, and formalisation depends on the checks and participants relevant to the case. A personal deadline does not remove those steps or make it possible to guarantee completion before they are clarified.

Preparing and comparing a land purchase offer

An initial review uses the location, area, features, asking price and information you provide. A viewing, document clarification and confirmation of conditions may be needed before a final offer. Compare proposals by amount, expenses allocated to each party, outstanding conditions and handover date. If an offer depends on a check, ask for that condition to be explained clearly. We do not use a universal price per square metre for land throughout Portugal, or assume that similar areas make different parcels equally valuable.

What to send with your first enquiry

An organised description helps us understand the request and reduces repeated questions. Call +351 910 593 550 and start with the details you already know. If you are selling a house with land as one property, identify the house too; our house page explains useful additional information. For land in Lisbon, include the parish and consult the local page. You can explain your circumstances and discuss what to prepare before every item is available, while being clear about any outstanding questions.

  • Municipality, parish and location of the parcel.
  • Area, source of the measurement and number of parcels.
  • Current use, access and known connections.
  • Recent photographs and a list of available documents.
  • Asking price, preferred timing and matters to clarify.

Frequently asked questions

Do you consider land across Portugal?

We welcome enquiries from across the country, including Madeira and the Azores. Whether we can buy, viewing arrangements and the terms depend on an individual assessment.

Can I request an offer for rural land?

Yes. Describe the location, area, use, access and available documents. An enquiry does not guarantee a purchase or a change in the use of the land.

Does urban land always allow construction?

We do not draw that conclusion from the label. Development possibilities need to be confirmed using the relevant documents and authorities for the particular location.

Must I clear the land before requesting an offer?

You can begin with its present condition and current photographs. If vegetation makes inspection or access difficult, explain that so we can discuss what needs to be checked.

Can I sell several parcels together?

You can submit a group of parcels. Identify the location and area of each and explain whether you will consider separate offers or only a combined proposal.

Does an initial review replace technical or legal advice?

No. A commercial conversation and a possible offer do not replace the technical, documentary and legal checks appropriate to the land and the transaction.
